Hard Rock Hotel is the first hotel flag in a 2,700-acre mixed-use community along the Texas-Oklahoma border.

A massive $2 billion planned community has begun construction on a hotel resort along the Texas-Oklahoma border.
Spanning 2,700 acres and featuring 31 miles of Lake Texoma shoreline, Point Vista will eventually include 2,100 homes, multiple hotels, an 11-acre bay, a casino, golf course, and an enclosed water park. , family entertainment center, amphitheater, and a mix of shops and restaurants. It is being built on the north side of the lake, west of Durant, Oklahoma.
Infrastructure construction began Nov. 21 at the Hard Rock Hotel Lake Texoma, which was announced last month as the first of three resorts planned for the property. The hotel will have 189 guest rooms, an 18,000-square-foot conference center and an event lawn.
The development will also include Hard Rock Residences, announced October 17 and positioned as Oklahoma’s first hospitality-branded real estate property. This community will consist of rental homes ranging in size from 667 square feet to 3,000 square feet. Rent prices are still being finalized.
Both projects are scheduled to open in summer 2027.
The project was founded by Mark Fisher, who purchased the land that was a state park more than a decade ago. Point Vista President Grant Speaks said the park was in disrepair and Fisher “identified an area that we could help improve and develop.” According to Speaks, Fisher continues to purchase land around the former park, and community advocates see endless possibilities as “Dallas continues to grow northward.”
The Point Vista development exemplifies the changes sweeping the Texoma border region north of the Dallas-Fort Worth metroplex. A nascent semiconductor manufacturing industry is taking shape in Sherman, with huge neighborhoods emerging including the $6 billion Preston Harbor community on the south side of the lake that includes the Margaritaville resort.
Point Vista has two unique lakefront neighborhoods, Reflection Point and Bridge Point, both of which are under construction.
Reflection Point will feature 84 single-family lakefront homes ranging from 2,800 square feet to 4,600 square feet, seven of which are expected to be completed by early 2025. Bridge Point will include 32 lakefront villas and 26 hilltop townhomes with lake views, with construction already underway on four. Homes in both communities are currently for sale, with prices ranging from $225,000 to $1.3 million. Infrastructure construction was completed in early November.
Future developments will include a lakefront hotel with more than 350 rooms, a convention center and a 72-room boutique hotel near Chickasaw Point Golf Club. Hotel flags for these projects have not yet been determined.
Overall, Point Vista is expected to close within 10 to 15 years. The project has been in the works since 2008 but faced delays due to the Great Recession and the COVID-19 pandemic.
Market research by the developer estimates Point Vista could create more than 7,000 jobs during construction and at least 200 permanent jobs once completed. Ultimately, the project could generate more than $241 million in direct spending, Speaks said.
“By July 4, 2027, we hope to have 5,000 to 10,000 people participating in the development,” he said.
Access to this development site will be easier thanks to planned infrastructure improvements, including the expansion of the Roosevelt Bridge and the extension of the Dallas North Tollway. We are approximately 2 hours from Dallas and Oklahoma City.
Lake Texoma is already home to the Chickasaw Nation West Bay Casino & Resort, Chickasaw Point Golf Club and Catfish Bay Marina. Efforts are also underway to attract a professional soccer team to Texoma.
“We think Lake Texoma is the best-kept secret,” Speaks said. “We want to be good neighbors to areas where other developments are taking place and we wish you all the best. We met people from the football club at a hunting event a few years ago But I thought they were great (and I look forward to having them around).”
